Normanby Waters

Normanby Waters is located in the comfortable, well established suburb of Inglewood PERTH, which has a mixture of housing styles and types, as well as numerous public and civic buildings and businesses. It was an Estate developed for the Water Corporation of Western Australia in 2003 as a means of rationalising its continued land ownership and use in the region, and which resulted in a profit of $4 M for the Corporation, as well as the release of 22 new housing lots in this sought after location.

The development centred on the reclaiming of land from an abandoned and disused drainage basin and its attached parcel of land.

Upgrades to the drainage system of the area had resulted in a drainage basin that was far greater than required for normal use and a parcel of land which was surplus to requirements. It was determined that the Corporation could re-contour the shape and size of the existing basin, so that it’s horizontal area could be substantially reduced whilst increasing its depth capacity, so as to enable the release of valuable land for housing which would return a profit to the Corporation.

Special features of the development, besides the better use of the facility, was the creation of a bird sanctuary utilising the existing basin complete with a man made island, an extensive revegetation program utilising endemic native flora, substantial parkland and paths for the enjoyment of residents.

The development had a high community consultation process and an active community participation program so as to foster a sense of civic place and ownership. The Estate achieved a number of industry awards including:HIA Greensmart
